Regal Palms: Terms and conditions for our privately owned four-bedroom townhouse Completion of the booking form and/or payment constitutes agreement to the terms and conditions outlined below. Reservation Deposit and Rental Payment | Cancellation Policy Reservation Deposit and Rental Payment Initial reservations can be made by e-mail (info@regalpalmsresort.com) or phone (toll-free in the U.S. and Canada at 1-888-353-6600; outside the U.S. and Canada 1-215-918-2174). Reservations must be confirmed by returning a completed reservation form, accompanied by a deposit of $250.00 in the form of a check or credit-card payment via PayPal. Deposits are non-refundable, except as noted below. Full payment for your rental must be made no later than eight weeks prior to arrival date. If paying by credit card, your card will be charged at this time. If payment is not received, your reservation will be cancelled and your deposit will be forfeited. All cancellations must be received in writing and are subject to the following penalties:
The balance of the cost of the rental is to be paid no later than eight weeks before the arrival date. Where payment in full is not received by the proper date, the reservation will be deemed cancelled and the cancellation charges set out above will apply. If, through circumstances beyond our control, it is necessary for us to cancel (a condition that would be exceptional), we will refund the booking fee and any other monies paid, without interest or further compensation. The owners and owners’ agents accept no responsibility whatsoever—and no payment or other compensation will be payable—if cancellation or changes to the terms of booking are brought about or become necessary due to war, threat of war, riot, civil commotion, terrorist act, industrial dispute, natural disaster, fire, flood, nuclear incident, or other acts of force majeure. In addition, we will not be responsible for closure or congestion of airports, technical problems with transportation, or cancellation or schedule changes by carriers, whether scheduled or chartered. A major credit card is required upon check in for a $100.00 security deposit and for final payment (to cover any additional expenses incurred at the clubhouse, etc.). Please note that debit cards are not accepted. The security deposit will be refunded after inspection upon check-out. The owners or owners’ agents will notify you of any chargeable damage within seven days. The rental period begins at 4:00 p.m. on the day of arrival and ends promptly at 11:00 a.m. on the day of departure. Late check-outs may incur an additional day charge from the security deposit. Due to the unique accommodations at our resort, the townhouse is available for check in only after 4:00 p.m. Early check-in can be guaranteed only by booking the previous evening. Please note that there are no refunds provided for early departures. Keys must be returned to the front desk at check-out. The townhouse is “self-catering.” While a basic supply of towels and linens are provided, washcloths, hand and body soap, dish soap, laundry detergent, and other personal incidentals are the responsibility of the renter. Groceries and miscellaneous personal items can be purchased at the Publix store conveniently located directly in front of the resort. The property will be cleaned before and after your departure. However, there is no daily maid service. If you would like to have an interim cleaning, you may request one for an additional charge of US $70.00 per visit. Smoking is not permitted in the townhouse. Any special cleaning required as a result of smoking (including carpet cleaning, etc.) will be charged to your credit card. No pets are allowed in the townhouse. Violations will result in immediate termination of tenancy and forfeiture of security deposit. In addition, you will be charged for any additional costs incurred for cleaning the unit. The townhouse has a thorough cleaning/inventory/inspection before and after each rental. The renter should perform an inventory/damage inspection at time of check-in. No inventory items or any contents should be removed from the house—including towels and linens. Immediately report any damage to the front desk. In addition, the renter agrees to both notify and reimburse the owners for any reasonable repairs to/replacement of property caused by renter and/or guests. The owners will notify the renter of any damage costs within seven days after check-out. The owners or owners’ agents do not accept any liability whatsoever for death, personal injury, accidents, loss, or damage to persons or personal effects, however caused. Renters agree to indemnify and save and hold harmless the owners from any liability, loss, damage, or cost incurred during the occupancy. The townhouse is situated in a development that consists of both residential and vacation homes. Therefore, the owners or owners’ agents cannot be held responsible for any ongoing construction, alterations to existing properties, or any noise as a result thereof on or around the housing development. The owners and owners’ agents do not accept responsibility for any loss of personal items while staying in the property or after departure. It is your responsibility to take out appropriate insurance coverage for all aspects of your trip and to ensure that all passports, visa, and other documents are in order. A contract shall exist only when the completed reservation form and the deposit have been received by us, and a confirmation has been issued. Renter agrees to properly use and operate all furnishings—including electrical appliances, plumbing fixtures, electronic home entertainment equipment, and all other items provided. Renter agrees to respect privacy and property rights of neighbors during the stay. Renter agrees not to disturb, annoy, or endanger the welfare of the neighbors.
