Why are there so many websites about Regal Palms Resort and Spa?

Regal Palms Resort and Spa is a unique vacation destination. Like a hotel, it offers a centralized clubhouse and pool complex. But, each townhouse within the resort is individually owned. As a result of this unique set-up, you can book your stay several ways:

* By contacting the resort's central reservations department,
* By reserving online with a tour operator (such as Expedia, Orbitz, BookIt, and others), or
* By working directly with one of the townhouse owners.

This website -- www.regalpalmsresort.com -- is maintained by Susan and Steve Fanelli. We own one of the beautiful four-bedroom, three-bathroom townhouses in Regal Palms Resort and Spa.

We'll be the first to admit that no matter how you make your reservations, you're sure to love your stay at Regal Palms. But, we encourage you to consider working directly with us. We can tell you exactly where our townhouse is located. We've equipped our property with numerous upgrades and "extras." And the Florida Hotel Tax is included in our published nightly rates!

Where is Regal Palms Resort and Spa located?

How far is your townhouse from the Regal Palms Resort and Spa clubhouse and pool complex?

Our unit is conveniently located near the Regal Palms Resort and Spa clubhouse and pool complex. For a healthy adult, it is about a four-minute walk.

What time is check-in/check-out?

Check-in is at 4:00 p.m. Check-out is at 11:00 a.m. Please note: Late check-outs may incur an additional day charge from the security deposit. And, due to the unique accommodations at our resort, the townhouse is available for check in only after 4:00 p.m. Early check-in can be guaranteed only by booking the previous evening.

Can we check in at any time? How do we gain access to your townhouse?

Just like a hotel, Regal Palms Resort and Spa has a check-in desk that's open 24 hours a day, seven days a week. So no matter what time you arrive, someone will be there to greet you and provide you with your electronic passkey.

Is there daily maid service?

The townhouse will be thoroughly cleaned before your arrival and after your departure. However, as a “self-catering” unit, there is no daily maid service. If you would like an additional cleaning during your stay, you can request one for an additional charge of US$70.00 per cleaning.

What is not included in the townhouse? Are there items I should plan to bring or buy upon arrival at Regal Palms Resort and Spa?

While a basic supply of towels and linens are provided, you will need to bring or buy washcloths, hand and body soap, dish soap, shampoo and conditioner, laundry detergent, and other personal items. Fortunately, there’s a Publix grocery store conveniently located directly in front of the resort. For added cost savings, you may want to visit the Wal-Mart Supercenter on Route 27 in Clermont — about four miles from the townhouse.

What is your smoking policy?

We enforce a no-smoking policy in our townhouse.

Are pets allowed at Regal Palms Resort & Spa?

No, pets are not permitted.

Is there a telephone in the townhouse?

There is a telephone in the townhouse that you can use to make local calls. If you would like to make long-distance/international calls, you will need to purchase a pre-paid phone card or use your personal credit card.

When is payment due?

To hold your reservation, we require a $250.00 deposit, payable by check or credit card (via PayPal). The balance of your rental amount is due no later than eight weeks before your arrival date. The specific process for securing a reservation and making payments is outlined in our Terms & Conditions; you will receive that document with your booking form.

Do you require a security deposit?

Yes, a security deposit is required upon arrival at the resort. When you check in at Regal Palms Resort and Spa, a refundable charge of $100.00 will be placed on your credit card. The charge will be removed upon check-out — assuming, of course, that there is no damage to the townhouse. If there is chargeable damage, we will notify you within seven days.

What happens if I need to cancel my reservation?

Cancellations must be received in writing and are subject to the following penalties:

  • Ten weeks or more before arrival date = $50.00 administration fee
  • Between ten and eight weeks before arrival date = $250.00 administration fee
  • Between four and eight weeks before arrival date = 50% of rental amount
  • Four weeks or less before arrival date = 100% of rental amount
